Things to Know About Your Stay at Our Jefferson, Texas Inn

Our hope is that you’ll enjoy your stay in our neck of the Piney WoodsJefferson/ Caddo Lake area, and that you will return again and again as our guest to the Carriage House Bed & Breakfast.  The purpose of this policies page is to help everything go smoothly for you, our guest…from reservation to check-out at our Jefferson, Texas inn.

Making Reservations  |  Payment

We no longer accept bed and gift cards

Deposits: Due to increasing credit card fraud we may charge your credit card a deposit equal to your first night’s stay of your total reservation 5 days from your arrival date.

Discounts : We honor discounts for Military and police only

No Discounts for these Event weekends, Candlelight, New years, Christmas, Pilgrimage, 4th of July, Burn Run, or Mardi Gras

Reservations: All room reservations must be guaranteed with a credit card (Visa, Ma.sterCard, Discover, American Express) or Pre-Paid and your reservation is subject to our cancellation policy below. Our nightly rates are based on double occupancy and includes our gourmet breakfast in the morning when you stay at our Jefferson, Texas inn.

Government Rate– We do honor government rates and tax exempt status if you are here on government business, the current rate is $107.00 per night. The rate is for single occupancy if a non-government person wants to stay with you it is a $25.00 per night charge

The only rooms that can accommodate more than 2 people are Red River and  the Ruth Lester room.  The Ruth Lester room has two full sized beds and can potentially accommodate four people. Please keep in mind that these are full sized beds and not everyone would be comfortable sleeping 2 to a bed. Additional guests beyond double occupancy are $35 per person, per night, which also includes breakfast.

Group Bookings of 10 rooms or more may require a 50% deposit at the time of booking with the remainder of the balance due 14 days before arrival.

Bookings of over 5 nights may be required to prepay 14 days in advance.

All packages may include a 50% deposit which will be applied to the credit card holding the reservation since we have to pre-pay some services for you.  All packages must be reserved 5 business days in advance so that we may schedule your services.  Packages are subject to availability of service providers.

Guests will receive a receipt via email at check-in at which time payment is due. We prefer Visa, MasterCard, Discover, and American Express and accept cash or check as well.

Checking In  |  Checking Out

Normal check-in time is from 3:00pm-6:00pm each day. We realize that with work schedules not everyone can arrive during these hours, and so with advance notice, we can arrange for check-ins after 6:00pm.  Please let us know in advance if you will be arriving outside of our front desk hours.

Check-out time is 11:00am

Late check out : until 2:00 PM is a $25.00 fee if available…please call for availability.

Early check in: Check in before 3PM is available at no charge but you must call for availability

Late Check In: The Office closes at 6PM if you plan to arrive past 6PM please call when you are 10 minutes away (we live two blocks away so check ins past office hours can be accommodated as long as you call ahead of time)   Check ins after 10:00 PM are $25 unless prior arrangements are made,,,,Check in after 10:PM are subject to a 25.00 charge


ALL CANCELLATIONS MUST BE MADE BY PHONE WITH THE INN KEEPER @ 903-665-9511. and followed up with an email WE do not accept cancellations by email only!!


We require 5-day cancellation notice on all regular reservations and a 14-day advance notice for special event dates. Any cancellation received outside of this time period will be charged a $50 cancellation per night fee charged to the credit card holding the room. If we are unable to rebook the room, the reservation cost will also be applied to the credit card holding the reservation.

Group reservations (3 or more rooms) may require a first night deposit and a 30 day cancellation period will apply.  Any cancellations received outside of this time period will be charged a $50 cancellation per night fee charged to the credit card holding the room. If we are unable to rebook the room, the full reservation cost will also be applied to the credit card holding the reservation.

All “no show” reservations will be charged the full amount of their stay to the credit card used to hold the room.

No shows and same day cancellations do not allow us any possibility of re-booking the room and have already obligated us to preparation and planning, and thus will incur the full reservation cost.

Cancellations (Special Events, Holidays, and Group Reservations)

All special events, holidays, and group reservations require a 14-day cancellation notice.  If you cancel inside of 14 days, there will be a $50 per night cancellation fee and if we are unable to re-book the room, the entire cost of the reservation charged to the credit card holding the reservation.

Special Events and Holidays at our Jefferson, Texas Inn

All special events are subject to first come first serve. So book early.


A gourmet breakfast is served each morning at 9:00am in the dining room located in the main house.  Because considerable time and effort is put into our breakfast, we ask that you let us know in advance if you will not be able to make it so that we do not prepare a plate for you.

Breakfast can be served in the room for a $10 per person, per day charge.  Please let us know in advance if you would like to have breakfast delivered to your room in the morning.

If you have any food sensitivities or allergies, please let us know at the time you make your reservation so that we can plan a menu that accommodates your special needs.


We welcome children 2 years and older, younger children will be accepted on a case by case basis…please call Jessi to book your stay.  Please note guests must be at least 18 years old to occupy a room without an adult. We will not make a room reservation for a minor without an adult staying in the room or same building as well. All children must be in the company of an adult at all times when on our property.


I know how great it is to be able to travel with your pet so all of our cottage rooms are pet friendly. We welcome dogs and other furry four-legged friends on a case-by-case basis. We do have some breed restrictions and do not accept Pit Bulls, Rottweilers, and Dobermans.

There is a $25 Pet Fee for the first night stay and a $50 Pet Fee for a two to five night stay that will be payable at the time of check in.  We normally limit the number of pets per room to two, but that may be more or less depending on their size and breeds. Please confirm with us ahead of time if you wish to bring more than one pet and whether we accept your breed.

We require that your pet is current on his or her vaccinations, and your pet must also be on a regular flea/tick prevention treatment program. We do reserve the right to full reimbursement for damage caused by guest pets (or humans).

There is no cooking allowed in the rooms

Some of our rentals have a full kitchen in them, however the Kitchen cannot be used for cooking because there are other guests in the house.

If you decide to ignore the no-cooking policy and cook in the house there is a $200 charge will  placed on your credit card. A portion of the charge will be returned after check out based on how much cleaning is required or complaints from other guests.

For the comfort and safety of our guests and our residents pets are not permitted in any area of the main house (i.e., kitchen, parlor, dining room ). When outdoors, guest pets should be leashed at all times. Waste bags are provided and will be available in your room at the time of check in.

While you’re on property, your pet is permitted to remain in your room unattended. While you’re out and about and off property, we request that you crate your pet unless other similar arrangements can be made.

If your pet is disruptive or a problem arises that cannot be resolved (e.g., excessive barking, lack of control, pet being left without proper confinement, etc.), we will be happy to recommend a nearby doggie daycare facility, or will ask that you seek alternative accommodations.

Important note: If you are using a third party booking service they may not allow you to add the pet fee, If this is the case please make payment arrangements for the pet fee upon arrival

Smoking  |  Incense  |  Candles

The Carriage House Bed and Breakfast Rooms are 100% Smoke Free. We allow smoking in designated areas on the Carriage House grounds. In-room open flames are prohibited fire hazards (sorry, that does include candles and incense).  A $500.00 cleaning fee will be charged to the credit card on file for any violations of this policy. You may also be responsible for the replacement cost of mattresses, linens, rugs or other room furnishings if we are unable to remove the smell of smoke.


If your stay results in damage to furnishings or structure through abuse or negligence you will be held responsible for replacement, repair, or cleaning charges. This includes soiled bedding and stained sheets as well. Your credit card will be charged for these expenses. There is a minimum $100 fee for cleaning soiled bedding. If we have to replace the mattress you be charged the replacement cost.

The Carriage House Bed and Breakfast is a pet friendly B&B.  To help you plan for your four legged friend's vacation, here are some useful tips.


Our policy is to make sure that your stay is as enjoyable as we can make it.  If there is anything that you need during your stay, please see a member of our staff.


 Check in time is from 3 pm to 6 pm and check out is at 11 am.  If you need to check in outside of our front desk's hours, please call us so that we can make arrangements with you.

Mardi Gras

Special events, holidays and group reservations require a 14 day cancellation notice.  All other reservations require a 24 hour cancellation notice.


If you have any food sensitivities or food allergies, please let us know at the time of your reservation so that we can plan our menu with you in mind.
