Things to Know About Your Stay at Our Jefferson, Texas Inn

Our hope is that you’ll enjoy your stay in our neck of the Piney Woods, Jefferson, Caddo Lake area, and that you will return again and again as our guest to the Carriage House Bed & Breakfast.  The purpose of this policies page is to help everything go smoothly for you, our guest… from reservation to check-out at our Jefferson, Texas inn.

Our top policy is to make sure that your stay is as enjoyable as we can make it.  If there is anything that you need during your stay, please see a member of our staff.

Reservations and Payment

  • Deposits: To combat credit card fraud, we may charge a deposit equal to your first night’s stay five days before your arrival.
  • Discounts: We offer discounts for military and police personnel. Please note, discounts are not applicable on event weekends, including Candlelight, New Year’s, Christmas, Pilgrimage, 4th of July, Burn Run, and Mardi Gras.
  • Government Rate: We honor government rates and tax-exempt status for official government business. The current rate is $107.00 per night for single occupancy. An additional $25.00 per night is charged for non-government guests.
  • Occupancy: The Red River and Ruth Lester rooms can accommodate more than two people. The Ruth Lester room has two full-sized beds, ideal for up to four people. Additional guests beyond double occupancy are charged $35.00 per person, per night, including breakfast.
  • Group Bookings: Reservations for 10 or more rooms may require a 50% deposit, with the balance due 14 days before arrival. Bookings exceeding five nights may require prepayment 14 days in advance.
  • Packages: Some packages require a 50% deposit, as services may need to be prepaid. Packages must be reserved at least five business days in advance and are subject to availability.
  • Payment: Payment is due upon check-in. We accept Visa, MasterCard, Discover, American Express, cash, and checks. Receipts are sent via email.

Check-In and Check-Out

  • Check-In: Standard check-in is from 3:00 PM to 6:00 PM. If you anticipate arriving after 6:00 PM, please notify us in advance. Late check-ins after 10:00 PM incur a $25.00 fee unless prior arrangements are made.
  • Check-Out: Check-out time is 11:00 AM. Late check-outs until 2:00 PM are available for a $25.00 fee, subject to availability. Early check-ins before 3:00 PM are free but must be arranged in advance.

Cancellations

  • Regular Reservations: A five-day cancellation notice is required. Cancellations within this period incur a $50.00 per night fee. If we cannot rebook the room, the full reservation cost will be charged.
  • Group Reservations: For groups booking three or more rooms, a 30-day cancellation notice is required. Cancellations within this period incur a $50.00 per night fee, with the full reservation cost charged if the room cannot be rebooked.
  • Special Events and Holidays: A 14-day cancellation notice is required for special events and holidays. Cancellations within this period incur a $50.00 per night fee, with the full reservation cost charged if the room cannot be rebooked.
  • No-Shows and Same-Day Cancellations: These will be charged the full reservation cost, as last-minute cancellations leave no opportunity to rebook the room.

Breakfast

  • Service: A gourmet breakfast is served daily at 9:00 AM in the dining room of the main house. Please inform us in advance if you will not be attending so we don’t prepare a plate for you.
  • In-Room Service: Breakfast can be delivered to your room for $10.00 per person, per day. Please request this service in advance.
  • Dietary Needs: If you have food sensitivities or allergies, let us know when making your reservation so we can accommodate your needs.

Children

  • We welcome children aged 2 years and older. Younger children may be accepted on a case-by-case basis; please contact Jessi to book your stay. Guests must be at least 18 years old to occupy a room without an adult. Children must be accompanied by an adult at all times while on the property.

Pets

  • Pet-Friendly Rooms: All cottage rooms are pet-friendly, and we welcome dogs and other pets on a case-by-case basis. However, we do not accept Pit Bulls, Rottweilers, and Dobermans.
  • Fees: A $25.00 pet fee applies for the first night, with a $50.00 fee for stays of two to five nights. We typically allow two pets per room, but please confirm in advance if you wish to bring more.
  • Requirements: Pets must be current on vaccinations and on a regular flea/tick prevention program. We reserve the right to seek reimbursement for any damage caused by pets.
  • Restrictions: Pets are not permitted in the main house. Outdoors, pets must be leashed. Please use waste bags, provided in your room.
  • Leaving Pets Unattended: Pets may remain in the room unattended while you are on the property. If you leave the property, we request that you crate your pet.
  • Disruptive Behavior: If your pet becomes disruptive, we may recommend a local doggie daycare or ask that you find alternative accommodations.

No Cooking Policy

  • Some rentals include a full kitchen, but cooking is not permitted due to the proximity of other guests. A $200.00 fee will be charged for violations, with partial refunds based on the cleaning required or complaints from other guests.

Smoking, Incense, and Candles

  • All rooms are 100% smoke-free. Smoking is allowed only in designated outdoor areas. Open flames, including candles and incense, are prohibited. A $500.00 cleaning fee will be charged for violations, and additional costs may apply for items that cannot be cleaned.

Damage

  • Guests are responsible for any damage to the property, including soiled bedding or stained sheets. A minimum cleaning fee of $100.00 applies, and the cost of replacing a mattress may be charged if necessary.e charged the replacement cost.
